10 Tips to compare quotes properly

Banner Appartement - How to compare quotations: tips

Do you want to build or remodel? If so, it is very important to compare quotes properly so that there are no surprises. Discover 10 valuable tips on how to compare them properly.

1. Request multiple quotes

  • Get at least 3 quotes. This will give you a better idea of common prices and options.
  • Be sure to preferably compare local companies to minimize transportation costs.
  • Keep in mind the validity of the offer. Is the time period long enough?

2. Understand what is in the quotation

Make sure you fully understand the contents of the quotation. Notice:

  • What are the specifications? Check that all work and materials are accurately described.
  • What is included in the price? Are the costs broken down into materials, labor, transportation and VAT?
  • Check the duration of the works and the estimated completion date.
  • Ask for clarity on things you need to provide yourself (e.g. permits, certificates, etc.).

3. Compare apples to apples

To make a fair comparison:

  • Ask for detailed quotes.
  • Pay attention to the materials. Cheaper quotes often use lower quality materials.
  • Compare prices for extras. Are additional costs such as maintenance or finishing included?

4. Check hidden costs

Some quotes have hidden costs:

  • Call-out charges: Transportation and travel costs.
  • Additional work: How much does additional work cost that is not included in the standard price?
  • Fines or surcharges: What happens if implementation takes longer than anticipated?

5. Be alert to VAT and taxes

Some companies give prices excluding VAT, so:

  • Is VAT included on the quote?
  • What VAT rates apply? For example, 21% or reduced rate (6%) for renovations in Belgium.

6. Ask for references and experiences

Don’t rely solely on price:

  • View reviews online.
  • Ask about previous customers.
  • Does the company have the necessary seals of approval?
  • If possible, visit a completed project of the provider.

7. Check timing

A cheaper offer makes no sense if the waiting time is too long:

  • When can the business start?
  • How long will the works take?
  • Does this fit into your schedule?

8. Read the fine print

  • Read the terms and conditions. What are the payment and cancellation terms?
  • What are the conditions if you want to modify something?
  • What are the warranty terms if something goes wrong?
  • Who is liable for what defect?
  • When do you have to pay what?

9. When in doubt, involve an expert

If you are not sure if an offer is realistic:

  • Consult an architect, project manager or other specialist.
  • Ask if the price matches market value.

10. Weigh price and quality

The cheapest offer is not always the best choice:

  • Look at value for money.
  • Don’t buckle under pressure. Take enough time to make a considered decision.
  • A slightly more expensive quote may be more advantageous in the long run due to better materials and service.
  • Put all the cost items and terms of the different options in an Excel sheet. That way you can compare more easily.
